Re-marketing your property a second time around can have its difficulties. This is because the ‘honeymoon’ period is over, and buyers are often aware of the property's listing history. Therefore, it is important your agent has a clear understanding of your position and put in a plan accordingly.
Unfortunately, statically 1 in 5 house sales fall through, so have had to re-launch many properties in the past, and over the years we have trialled and errored all kinds of things, some have worked, but plenty haven’t.
Most recently, Amy and her family came to us as sadly it wasn’t working out with another agent. Using the below ideas, we were able to find Amy a buyer within 9 days and for £20,000 more than what she was listed for previously.
1) Remove the advert online. This might seem counterintuitive, but you don’t want your property going stale online and time is a killer of selling prices. You want to relaunch to appear fresh, and time will help you here.
2) Upgrade the marketing. Scrap the old material, we want your advert to look brand new to the market and show it off properly. Professional photos and floorplan should be non-negotiable for homeowners in today’s market. Alongside this, we had Matt (our videographer) create two cinematic tours for us. We use one video for the portals, as it increases enquiries by 6%* according to Rightmove. For the second video, we do max 90-second walkthrough reel to maximise engagement on our social media channels which helps us generate viewings too.
3) Social media advertising. Tap into the passive buyer market, by marketing to potential buyers on Facebook, Instagram and TikTok. Again, the algorithms lean towards video content nowadays, another reason video marketing is crucial in today's age.
4) Let your neighbours know. A direct mail campaign, notifying the local neighbours this home will be coming to the market. We invest in technology that allows us to do this type of targeted campaign. They might know of someone who wants to move nearer to them.
5) Pre-launch your home. Proactively call the database (before going live) during the pre-launch campaign. Amy’s house had been on for months, but we were able to find and book 4 buyers in for a viewing, just by pro-actively calling them. Too many companies wait for the enquiries to come in, but to be honest when you’re self-employed, you can’t afford to leave any stone unturned. One of these viewers placed an offer too!
6) Go live. Assuming the price is right, following the above you should be able to create a viewing day, giving everyone individual time slots. You want your agent to show one family at a time, as they are leaving the next person is there ready to view. Creating a competitive environment is key to getting the best possible price.
