When selling your family home, we have found the main worries for sellers are convenient access for viewings, ensuring the house is tidy for those viewings and easy communication with the agent. Below we outline each concern and how best to handle them.

Providing access to your home
Having two kids myself, I have to juggle mealtimes, nap time, bedtimes, work and so on, so I can fully appreciate the difficulty with access at certain times of the day and then you throw in people wanting to come to view the house, it can all become a bit overwhelming. There is not a perfect solution here of course but the best way we have found to manage this is with an open day or block viewing strategy. Now this will come down to the number of viewings you have, and the pricing strategy you choose, but clustering buyers together (not all at once - but with individual time slots) will not only make life easier in terms of access but also create competition and sense of urgency among the buyers.

Tidying up for viewings
You have the same issue here as you do with access, not only do you need to be available for the viewings, you have to get the house ready and presentable for buyers to see your home in its best light. I know how difficult it is to keep things tidy with two boys, and I am not sure how they create so much destruction within a matter of minutes, but they do! We recommend the same solution as above, try to cluster the viewings together as much as possible and we will also provide plenty of notice. We will explain you have children and to be honest 99/100 most people completely understand and make themselves as flexible as possible. With our model, not having to be in the office for set hours, allows us to be flexible to suit your diary as well, within reason of course.

Communication
It is vitally important to make the client-agent relationship work, an area that seems to be neglected by most estate agents. We have found one of the best ways to communicate is by setting up a WhatsApp group between all parties. However, everybody prefers different types of communication so this can be agreed from the outset, whether it be by phone, email, or text. Either way, we always respond and update. We have found the only way to make this possible is to take on a smaller number of clients, allowing us to give you and your home the deserved time to provide the best customer experience.
