Virtual tours and videos have been around for a while, but as lockdown happened you could guess why this technology has become far more prolific within the property industry.

There are various sources providing a range of data about the benefits of using the tours. Rightmove, the country’s leading property website, tells us that an advert with a video receives 6% more enquiries than one without. Giraffe 360 is an estate agent media provider, who have shown that homes using virtual tours can achieve an additional premium of up to 8.5%. Even though we are passed the end of the pandemic, virtual tours still retain their value, mainly because properties with this service, hold an estimated premium of 5.6% in comparison to homes marketed using more traditional methods. Considering the average price of a house today, the total cash premium equates to £15,648.

Having worked within the property industry for a long time without using video, it is now something we include as a standard within our marketing. Most noticeably, we’ve found not only does it give a much better feel for the property, but we can also include the local area selling points; the outstanding schools, your favorite coffee shop, or the best place to grab a bite to eat. For someone who isn’t familiar with your area and is a more visual learner, it can be a great way to show off not just your home, but the location too.

Now, when looking at social media platforms, most algorithms lean towards video, rather than photos, which means they’ll push it out to a bigger audience, as ultimately, their job is to keep you on the platform. Advertising the video on these channels will increase your audience which can be a great way to generate additional enquiries. So far, our best result was achieving just over 1,500,000 views on one property, which helped us book more viewings, receive more offers, and in this case, agreeing a sale of 5% more than the asking price.

Why doesn’t every home have a video then? Well, it is quite expensive and time-consuming to produce.
