Who are Mortlock & Joyce?

We’re aware estate agents are the most well-thought-of, but Mortlock & Joyce’s mission is to change that.

Our experience and the experience you will receive
Working in our profession for almost 30 years we have unfortunately heard about many negative experiences and the most common one by a country mile is communication. For years we had dreamt about starting a business, one where there was a more practical way of doing things. One that wasn’t geared around high volume or market share, but where each move is truly custom-fit and uses only the most premium marketing to showcase your home fully.

The time you and your property deserve
By working with a limited number of clients, we’re able to give you the dedicated time your most valuable asset deserves. With us, you’ll be working with the same person from the very start; handing over keys, and not being passed from department to department. We felt so confident that this method of working is the way forward and that the experience is far greater, that we don’t tie customers into long contracts.

Mortlock & Joyce was born.

The name
Often, we get asked where the name comes from, and we can say proudly it is named after both of our respective grandparents. At the time, we went back and forth as we wanted something meaningful to us. With surnames that are not the most straightforward to pronounce, Pronger & Strudwick was out of the question, and Jon & Pete Estates didn’t have the same ring to it either.

If you’re curious to find out about what makes us different from the norm, then feel free to reach out to one of the team.

For tenants, April is a useful point to pause and plan. With rents still rising across the UK and the first phase of rental reform approaching in England, this is a good time to review your budget, renewal options and next move.

Let’s walk through some simple, effective ways to get your home looking its absolute best (without losing your sanity in the process).

The long-awaited overhaul of the UK rental market is no longer a distant promise — it’s now just weeks away from reality. The Renters’ Rights Act 2025 is set to come into force on 1 May 2026, and this week brought some of the clearest signals yet about what tenants and landlords should expect.

More households are reassessing space in early 2026. If your home feels tighter than it once did, this spring may offer the right conditions to move up.
