How giving feedback can put you ahead of the rest

How beneficial is viewing feedback?

When you view a property but don't want to make an offer, it can still be beneficial to your search by giving viewing feedback to the estate agent. It might seem like a pointless task, as ultimately, you’re not interested, but here are some reasons why it is so important.

In our case, we are usually at least a week ahead of properties going ‘live’. In that space of time, we’ll reach out to the buyers we feel would be most interested. Katie would be a perfect example of this. We showed her a few properties within her range and the feedback varied. One of the homes was almost spot on, but working long hours and often at night, she wanted a shorter walk to the station and would prefer a well-lit route. Shortly after this feedback, I visited a stunning maisonette in Catford and just knew this one was perfect for her. It was beautifully decorated, the space was as large as the others, the station was just a 10-minute walk away, and being on a South Circular route it was going to be well-lit – which I knew was important to her. Fast forward 9 weeks, and we handed the keys over to her new home. 

Specific is terrific
Cheesy, I know. But, by you letting us know what wasn’t right about a home helps us narrow it down. Perhaps the location was great, but the layout wasn’t for you – having an open-plan layout is more important to you. So, when we see the property in that area that ticks this box, you’ll usually be front of mind of who we call first.

Building relationships
Depending on company and market conditions, estate agents can often be responsible for a few hundred buyers at any one time. They should be in regular contact (we’re aware a lot of agents aren’t!) checking on your search, updating you on what they have that could be suitable, and giving general advice along the way. The more you speak to one another, the more likely they will be able to find you something suitable.
